University of Washington – Hutchinson Hall

Allana Buick & Bers, Inc. (ABB) was retained by NAC Architecture to provide a roof condition assessment and report for Hutchinson Hall on the main campus of the University of Washington (UW).

ABB was to provide an assessment, report and construction cost estimate for repair or replacement of the low and steep slope roofs of Hutchinson Hall, built in 1923. During the course of a NAC-designed renovation of the Hall it was determined that the roof had structural deficiencies.

ABB provided a roof condition report and replacement cost estimate that outlined the deficiencies, including ponding at the low slope drains and curled asbestos shingles. Based on our report, a complete roof replacement was designed, and ABB provided peer review of the roof replacement drawings and specifications and an additional cost estimate for the 75% CDs.

Although a small roof, the replacement was challenging due to transitions between low and steep slope and existing brick with copper counter-flashings on the perimeter of both roofs that were re-used on the new roof.
