Watershed Office Building
Allana Buick & Bers (ABB) was retained by CoU, LLC for building envelope consulting services for the Fremont neighborhood office/retail building located at 900 N 34th Street, Seattle, WA.
The building was designed by Weber Thompson and consists of seven stories with parking on the third level and exterior terraces at levels four and seven. The structure is type IA at levels 1-3 and type IIIB at levels 4-7. The building consists of 5,000 square feet (SF) of retail at grade and 61,000 SF of office space.
The project is the only building to pursue the 2014 Seattle Living Building Pilot Program, which had impacts on energy efficiency and selection of materials for envelope components. Additionally, the building will collect and reuse more than 200,000 gallons of roof water annually.
ABB provided system selection and design services for the low-slope roofing, exterior wall, fenestration, curtain wall, and foundation system assemblies. Construction Administration services included reviewing RFIs and submittals and performing site visits to review installations and confirm contractor performance. ABB also performed construction phase testing, consisting of window water penetration testing and whole building air barrier testing.
