Element Townhomes

Allana Buick & Bers, Inc. (ABB) was retained by Element Townhomes to develop standardized installation guidelines for air conditioning and heat pump (mini-split) systems, ensuring consistent, code-compliant integration with the building enclosure across the community.

Element Townhomes is a 94-unit residential community consisting of two- and three-bedroom townhomes, originally constructed in 2010. The property required updated A/C installation guidelines in response to new legislation allowing broader adoption of cooling systems within residential units.

ABB was engaged to develop installation standards that provide clear direction to homeowners and contractors for the integration of ductless mini-split systems. The standards focused on maintaining building envelope performance, minimizing visual impact, and ensuring consistency across all unit installations.

The introduction of individual A/C and heat pump systems across a multi-unit community presents significant risks to the building envelope if not properly controlled. ABB’s standardized installation guidelines provided a clear, enforceable framework that protects envelope integrity while allowing flexibility for homeowners. By addressing penetrations, waterproofing, and system placement, ABB helped the Association reduce long-term risk, maintain aesthetic consistency, and streamline the approval process for future installations.
