The Village at Montreux

ABB was retained by The Village at Montreux Owners Association (the HOA) to provide design, bidding, construction administration, and construction management services to remediate water intrusion damage the Village at Montreux Condominiums in Issaquah, Washington.

Built in 1994, the Village at Montreux (VAM) condominiums consists of eight three story buildings with a total of residential 100 units. Based on multiple previous assessments, the HOA had determined that all eight buildings needed to be recladded.

ABB was retained to provide design the repairs and provide construction phase services for quality assurance / quality control. ABB performed an initial pre-design assessment that included limited destructive testing and window testing. We assisted the HOA with developing a remedial approach and making system/material selection discussions. We them developed remedial repair plans and specifications suitable for the HOA to obtain competitive bids for the reconstruction. During the Bid Phase, ABB developed a list of qualified General Contractors for solicitation, prepared project bid forms, issued bidding addenda, and assisted the HOA with Contractor selection.

During construction, ABB reviewed submittals and Contractor shop drawings for conformance with the contract documents, conducted pre-construction and weekly progress meetings, performed mock-up testing and review, responded to Contractor Requests for Information (RFIs), and attended weekly site observation visits to confirm Contractor performance and review installations for conformance to the construction documents. ABB also provide part-time construction observation and monitoring for quality assurance and quality control.
