Ventura Ridge Apartments

Allana Buick & Bers, Inc. (ABB) was retained by Greystar to provide building enclosure consulting services for the Ventura Ridge Apartment Complex project located in San Antonio, TX.

The Ventura Ridge Apartment Complex is a four-story apartment complex that is clad with stucco, brick masonry veneer, and fiber cement siding.

ABB worked with the existing contractor to repair the balconies with wood rot found at the ends of the balcony flashing. The scope included the removal of the stucco and framing repairs to treat wood rot, concrete removal from balconies to facilitate reinstallation, and installation of fiber cement lap siding over the sheathing and weather barrier.

Additional scope for this project included observing a balcony stack for wood rot, which included walking the roof. During the walk, ABB observed that there was no water diverter installed at the base of the rake flashing. ABB also observed from the roof that some rake flashings had a diverter, and some did not.

ABB provided Assessment, On-the-Fly Repair Consulting and Limited Construction Administration to support the locations of wood rot at this property.
