Allana Buick & Bers, Inc. (ABBAE) was retained by San Jose State University (SJSU) to conduct an investigation regarding the below grade leaks at the Carl D. Duncan Hall of Science (Duncan Hall).

Duncan Hall is a seven story concrete building with partial basement and houses laboratories, classrooms and offices for the science department. The building underwent a major renovation in 1984 which included replacement of the first level plaza area waterproofing. In the late 1990’s leaks began to develop in the ceiling, exterior walls and floors of the southern basement area.

ABBAE conducted a site investigation to visually assess the reported leaks and associated building exterior conditions. Existing conditions and deficiencies were documented with digital photographs and sketches were prepared of relevant conditions. Subsequent to visual review, water spray testing using an AAMA 501 spray nozzle and attached pressure gauge was performed to link suspected building components with the reported leaks.

ABBAE’s scope included assistance with design and construction documents to implement remedial repairs as well as construction administration services.

SJSU plans to perform major renovations to Duncan Hall within the next decade and ABBAE provided estimated costs for short-term and long-term repair options.
