Irvine Company – Cherry Orchard Apartment Homes

Allana Buick & Bers, Inc. (ABB), was retained to provide forensic investigation, remedial design, litigation support, and arbitration services for Cherry Orchard Apartment Homes in Sunnyvale, California, owned and operated by The Irvine Company Apartment Communities.

Cherry Orchard Apartment Homes is a resort-style residential community with Spanish Colonial-style architecture. The property consists of six buildings with one-, two-, and three-bedroom floor plans, including townhomes.

ABB met with the client, reviewed as-built drawings and maintenance reports, and performed limited destructive testing to evaluate reported building performance issues. The work included emergency design services and emergency repairs involving gutters, exterior catwalks, stair towers, private decks, and the podium. ABB also prepared technical specifications and details for construction documents.

ABB further provided forensic investigation of the building envelope to support construction defect litigation and settlement efforts. Services included visual investigation, water testing, destructive testing, building evaluation, leak investigation, review of plaintiff and defendant reports, technical research, report preparation, depositions, and expert witness testimony.
