Allana Buick & Bers, Inc. (ABB) was retained to provide forensic investigation and remedial design alternatives for leaks related to condominium roofs and a concrete parking structure, which served as a roof top tennis court at a residential apartment complex located in Kailua-Kona, Hawaii.

ABB provided roof investigation for multi-structure condominium buildings, common pool facilities, and parking garages, evaluated the remaining life expectancy of the existing roof, and provided recommendations for an appropriate replacement system. The parking garage consisted of a precast concrete and CMU construction that was experiencing water intrusion through the above tennis court into the parking structure below.

ABB discovered sources of moisture infiltration with the building’s exterior and identified the necessary repairs by reviewing existing design plans, details, specifications and building envelope reports, met with the building maintenance staff and resident manager to review the documented leak history, reviewed prior remedial repair construction contracts, performed visual reviews, and limited destructive testing to confirm suspected leak sources.

A detailed report was prepared documenting ABB’s field investigation, along with recommendations for remedial repairs which also included preliminary engineering cost estimates for each repair option.
