Berkeley Labs

Allana Buick & Bers, Inc. (ABB), was retained by Lawrence Berkeley National Labs to provide asset management, database system, condition assessment, and design & construction administration for Berkeley Labs located in Berkeley, California.

Berkeley Lab is a member of the national laboratory system supported by the U.S. Department of Energy through its Office of Science. It is managed by the University of California (UC) and is located on a 202-acre site in the hills above the UC Berkeley campus.

ABB was asked to develop a pilot building envelope asset management program and relational database system for Berkeley Labs. A 10-year management program was created for 25 buildings totaling 500K sq ft of roof area with various roof and waterproofing/facade systems. This contract included condition assessments to all managed buildings, and development of an integrated building envelope management database for asset management. The survey included visual inspection, core sample analysis, construction archive research, building envelope system archive research, drawing file inventory and roof system prioritization. The database was integrated with the Lab’s existing CADD, financial and maintenance management software.

The program provided capital and maintenance budgets that successfully launched in 2015. ABB provided design and construction administration on roofing and waterproofing projects. All DWU managed facilities were assessed in 2015 to create the database and to develop a 10-year capital/expense budget plan for fiscal year 2015 through 2026.
