AT&T Tower One and Two

Allana Buick & Bers, Inc. (ABB), was retained by AT&T to provide condition assessment, design development, construction documentation, bidding support, construction administration services, and building enclosure performance testing for Tower One and Two located in Dallas, Texas.

The AT&T multistory office towers in Downtown Dallas feature pre-cast concrete panels with travertine marble veneers, structural neoprene glazing systems, and insulated glass. ABB conducted evaluations of the two buildings including evaluation via swing stage on various vertical drops of the multi-faced buildings. The evaluation identified a need to weatherproof the exterior including a comprehensive re-design of the multi-component system and review of suitable product replacements (sealants, backer rod support). Existing urethane sealants were in failed condition across the buildings and chronic leakage occurred at window heads. Existing sealants were observed to be improperly installed as well.

ABB provided detailed cost estimates to allow budgetary planning while developing a comprehensive remedial package of specification and drawings to serve as the bid documents and technical guidance manual.

ABB supported AT&T through the bid process including contractor review and selection. ABB is providing administration and periodic site observation during construction as owners representation, including mock-up review, submittal review and pull-testing of installed products/works.
