900 Green Street HOA

Allana Buick & Bers, Inc. (ABB), was retained by the Green Street Homeowners Association (HOA) to provide architectural engineering services related to failed Exterior Insulation and Finish System (EIFS) systems at this 12-unit luxury condominium project in San Francisco’s Russian Hill neighborhood.

The building was experiencing water intrusion in multiple units on nearly all floors. ABB performed a detailed forensic investigation of failed conditions in selected building components, using random sampling techniques. The components included, EIFS and EIFS substrate (exterior sheet rock), sealants, balcony waterproofing, roofing and other exterior building components. Acting as expert witnesses ABB’s findings provided support to the HOA’s outside counsel against the builder.

We assisted in the settlement conference and the award was used to make repairs to the damaged building envelope components. This scope of work included repair details and specifications, bid phase assistance, construction administration and monitoring services to repair the EIFS, EIFS substrate, roofing, balcony waterproofing, sealants and exterior railings.
