Allana Buick & Bers, Inc. (ABBAE) was retained by the Homeowner Association (HOA) to provide leak investigation, remedial design and construction phase services to a 24-unit building in San Francisco. 3501 Laguna is at a major intersection in the Marina District and highly-visible.

The condominium building has three levels of wood-frame housing over a single story concrete podium that contains parking and commercial space. The existing brown, shake shingle siding needed to be replaced and the building was suffering from water intrusion throughout the exterior walls. Additionally, the HOA wanted to upgrade the appearance of the building exterior by replacing the shake shingle with a more modern material.

ABBAE’s scope included investigation, evaluation, testing, remedial design, construction documents and construction administration services. Part of the scope of work included producing architectural renderings of alternative designs for the homeowners to select from. The wood shingle siding was replaced with a much lighter color of cementitious siding to give the building a more modern facade.
