Allana Buick & Bers, Inc. (ABBAE) provided forensic investigation and remedial design alternatives for lanai leaks in a 122-unit, 20-story concrete residential tower in Honolulu, Hawaii.

The structure included concrete lanais utilizing sliding glass doors for lanai access. The sliding glass door unit included fixed windows on each side as part of the complete unit. Some of the lanais were completely enclosed and converted to interior living spaces while others were partially enclosed. The building was experiencing water intrusion in several units below the lanai, on the floor above, in the proximity of the sliding glass door.

Initial forensic investigation and analysis were conducted while tenants occupied the various units. It was important to confine construction operations to designated areas and minimize disturbance to residents.
