Magnolia Lounge

Allana Buick & Bers, Inc. (ABB), was retained by the City of Dallas to provide Design Development, Construction Documents, Bid Support, and Exterior Restoration Services for the Magnolia Lounge located in Dallas, Texas.

The Magnolia Lounge is a designated historical structure built in 1936. The building features multi-level elevations including a large 2nd level terrace, stucco walls, and landscaped plaza.

ABB provided remedial recommendations along with budgetary repair estimates to allow the city to pursue funding for the restoration requirements. ABB prepared design documents for the repair and replacement of the roofs, walls and terrace systems as well as construction administration during construction.

ABB provided assistance in the bid review, award recommendations, submittal review, pre-construction meeting, project meetings, review of change orders and payment requests, final inspection, and review of project close-out documents. ABB performed quality assurance inspections of work in progress, repair progress photos, documentation of conditions, contract compliance, and certification of final completion.

The project was completed with historically correct attention to detail. ABB and Senior Architect, Ken Paar, were later awarded the 2004 Historic Restoration Achievement Award by the City of Dallas for outstanding work performed on this building.
