HACSC – Sunset Gardens

Allana Buick & Bers, Inc. (ABB), was selected by the Housing Authority of the County of Santa Clara (HACSC) to provide investigation, design and construction phase services on a multi-family project in Gilroy.

Sunset Gardens is a 75-unit senior housing development with a separate Community Center Building. The single -story wood-frame buildings were completed by the HACSC in 1983.

ABB prepared a Capital Needs Assessment (CNA) for the physical condition of the entire complex. The report provided to the HACSC identified ADA requirements, physical needs, remaining useful life of key components, milestones for replacement, deficiencies that affected the property’s use, structural and mechanical integrity and future physical and budgetary needs. The recommendation was to perform a complete renovation of all building components. The $11 million rehabilitation project includes a complete replacement of windows, decks, roof, exterior siding and interior renovation of individual residential units and a new Community Center Building.

ABB’s scope included reconfiguration of unit layouts and furniture/fixture replacement throughout. The new Community Center Building with an energy-efficient Variable Refrigerant Flow (VRF) HVAC system was designed and installed along with high efficiency tankless water heaters. The residential units were provided with water conserving plumbing fixtures, electrical upgrades, ADA compliance, landscaping, seismic upgrades, and low voltage upgrades.
