Allana Buick & Bers, Inc. (ABB) was retained by AvalonBay Communities, Inc. (AvalonBay) and Pyatok Architects for waterproofing consulting services for building envelope systems, assemblies and components for a residential project located in San Francisco, California.
Hayes Valley consists of 182 apartment units and spans across two buildings sharing the same podium and below-grade parking levels. The apartment towers are 5 stories consisting of studio apartments, 1- and 2-bedroom units, and 2-story, 2-bedroom units. The cladding materials are comprised of cement plaster, lapped fiber cement panels, resin panels with wood veneer, and metal façade panel system at the courtyard. Accents include metal parapet caps, steel canopies, metal spandrel trim, and steel guardrails with translucent trim. The windows and doors are aluminum framed with glazing or vinyl.
Pyatok requested ABB services for various waterproofing consultations starting from Design Development and carried out through Construction Documents.
In September 2015, Avalon Hayes Valley became certified LEED Platinum. Avalon Hayes Valley also exceeded Title 24 on Energy Performance standards by 28% due to a combination of solar PV and highly efficient building envelope design.
