Allana Buick & Bers, Inc. (ABB) was retained by Fenton Grant Mayfield Kaneda & Litt, LLP (Fenton Grant) to provide investigation and consulting services for Millennium Tower located in San Francisco, California.
The Millennium is a multi-structure mixed use luxury condominium skyscraper. The 419-unit complex contains two buildings, an 11-story mid-rise and a 58 story hi-rise. Construction was completed in 2009. Located between the two structures is a dual level terrace / outdoor plaza that is located at the 2nd and 3rd floors.
The Homeowner’s Association for The Millennium was experiencing a number of building assembly failures and leak issues including:
• Efflorescence
• Concrete spalling and cracks
• Water staining and leakage through the floor and parge coat
The extent of defects occurred on almost every floor of the 58-story building, and the range of different components for investigation pulled on multiple disciplines of expertise from our workforce.
Our team communicated effectively between the required disciplines to provide Fenton Grant with a single, all-inclusive defect report as litigation support.
