Our team of certified and licensed professionals perform leak investigation, condition assessments, and forensic investigation. Allana Buick & Bers (ABBAE) houses some of the most advanced water testing equipment and sophisticated non-destructive tools in the industry including, portable X-Ray technology, infrared camera, X-ray fluorescence (XRF), nuclear Troxler moisture gauge, capacitance and conductance based moisture measuring gauges, wind uplift testing and electronic leak detection equipment.
We can investigate complex building envelope leaks, developing strategies for temporary leak repairs and a rough order of magnitude cost for repairs, as well as long-term and permanent remedial measures. We use cutting-edge equipment to perform a variety of ASTM and AAMA standard tests for locating leak sources and building performance issues.
We perform thorough onsite assessments to determine the as-built condition of buildings, remaining useful life of each system and budgets for repair or replacement to assist in purchase and sale of buildings per ASTM protocol. Our testing methods can include destructive and non-destructive testing and preparing repair/remedial scope for budgeting and assisting owners with purchasing and sale decisions. Deliverables generally include a report with all findings, engineering cost projections, prioritized repair recommendation, maintenance plans, and a life-cycle cost analysis.

Our in-house forensic expertise includes all types of construction issues including, but not limited to roofing, waterproofing, building envelope systems, structural engineering, and mechanical engineering. We use proprietary software to gather and organize photos and evidence, random and non-random testing, scope of repair for claims, and provide a higher level of reporting and accuracy with the consideration that it may serve as potential evidence in a trial.
Note: The Statutes of Limitations for bringing a lawsuit is a very convoluted issue and dependent upon the facts of each case and the state that the property is located. As a general rule, in most states you have 10 years from the time the construction took place, however, you have three years after discovery of a defective condition to file a lawsuit. Washington State and some other parts of the country have very different law regarding Statutes of Limitations.
