Allana Buick & Bers, Inc. (ABBAE) provided investigation, design and construction administration services for the repair and renovation of a 102-unit complex owned by the Housing Authority of the County of Santa Clara (HACSC).

Morrone Gardens is a Senior Living Residential Facility in San Jose. The three-story building is wood-frame, with built up and composition shingle roofing and was clad in rapidly deteriorating composition wood siding. The property is managed by the HACSC and owned jointly with the San Jose Rotary and other non-profit organizations.

The property had serious failures of the composition wood siding and significant leaks through the decks. ABBAE provided destructive testing, investigation, a schematic design report, remedial design, construction documents and construction management for total replacement of the siding and deck repairs. Important project issues included sustainability, life cycle costing, capital planning and maintaining the building in operation during construction.
