Green buildings are no longer just an environmental statement. The new International Energy Conservation Code (IECC) and California Building Energy Conservation Code (CBECC) require buildings to be more energy efficient. Buildings are now required to be more air tight, have more energy efficient glazing systems and better exterior envelope insulation, and plan for solar and renewable power sources.

While energy efficiency laws are becoming more stringent with every new code, building longevity is not required by law or dictated by code. As a result, lifespans of many building components are failing due to economic pressures and poor construction practices.
